 Our beautiful
5 bedroom villa is situated within the prestigious gated community of
Tuscan Hills, making this an ideal location for your dream Orlando
holiday.
With over 2,228 sq ft of living space, our single storey home is much larger than the standard Orlando rental villa, and would be ideal for a large family or two smaller families sharing.
The villa is made up of 5 bedrooms ( 2 master suites ), 4 bathrooms ( 3 en-suite ), a 26 x 13 ft private pool and spa with a extended pool deck and covered lanai, 2 separate dining areas, a large family room overlooking the pool area,
a Games room (features a pool table, table football and air hockey), a fully fitted kitchen, air conditioning and heating throughout, laundry facilities,
6 televisions all with cable, Playstation 2, DVD and VCR player, and
the home is fully alarmed ensuring peace of mind for you and your
family.
The five bedrooms allow 10 adults to sleep comfortably but should this not quite
fulfill your needs, an easy to transform Queen sized sofa bed can be found in the family room.
Tuscan
Hills is located in Davenport, south west of Walt Disney World on the
US 27, just one mile from the intersection with the US 192. The
Interstate 4 can easily be reached and provides direct access
Southwest to Tampa (60 minutes) and Northeast to the centre of Orlando
and the Airports (Orlando airport 30 minutes, Sanford airport 60
minutes).
  
You
will be within minutes of all the essential amenities including a
bank, petrol station, Publix supermarket, Super Wal-Mart, and a
variety of shops, diners, bars and restaurants. On
site facilities include a Mediterranean Style Club House with a fully
equipped gym, games room, FREE internet access and a large seating
area overlooking the palm garden. At the rear of the clubhouse are
tennis courts, sand volley ball courts and for the younger children a
play area.
Walt
Disney World can be reached
in just 12 minutes, and the majority of the main attractions such as
Universal, Seaworld, and International drive with its numerous
attractions; can be reached in around 30 minutes. There are several
quality golf courses just minutes away by
car which cater for every level of golfer including Southern Dunes,
Ridgewood Lakes and Championsgate, plus over 20 more with-in a 20 mile
radius.
  
If
you prefer a little retail therapy instead, Orlando is home to a large
number of malls and retail outlets including Mall at Millenia, Osceola
Square Mall, Belz Factory Outlet, Belz Designer Outlet Center,
Downtown Disney Marketplace, Church Street Exchange, Market Street at
Celebration, West Oaks Mall and Orlando Fashion Square Mall.

 Our villa has a
large open plan seating area called the Family room.
The family room looks out over our beautiful pool deck through
French patio doors. It has three luxurious sofas, one of which can be easily converted into a double sized bed.
To keep everyone entertained there is a large
32" Television with cable and a DVD system, while an added bonus for the children includes a selection of
DVDs and toys.
There is also a
ceiling fan to ensure that the room stays cool as you relax.

 The large modern fully fitted kitchen comes
complete with every modern convenience, including a cooker,
microwave, fridge, freezer, automatic ice machine, dishwasher, toaster,
kettle and coffee machine. There is a large breakfast bar with enough seating for two people.
If you need to do any laundry,
you will find a large capacity washing
machine, tumble drier, iron, and ironing board in the laundry room. All bed linen and towels are provided for
your needs.
The
villa has a
telephone from
which all international calls to anywhere in the world are
FREE. Local calls
are also free while all other calls can be paid for using most telephone cards (sold in most large retail
stores).

 The
villa contains five large bedrooms allowing up
to 10 adults to sleep comfortably.
Two of the bedrooms are
master suites, one is a Queen bedroom, and two are twin bedrooms.
The
first Master Suite has a King sized bed and a luxurious en-suite bathroom
complete with Roman tub/bath, huge walk-in Shower, separate toilet, and twin
basins and vanity mirrors. Additional luxuries include cable television,
hairdryer and clock radio, whilst storage space is no problem with a large
walk-in closet. Located in the walk-in closet is a safe, the ideal place to
store your passports during your stay. As a
final touch of elegance you will have your own doorway out onto the pool deck.

 The
second Master Suite has a Queen sized bed and a en-suite bathroom complete with a
bath / shower unit and access to the pool deck. Ample storage space is provided by a
large built-in closet and drawers.
Bedroom
five
is located at the front of the house and has a large Queen sized bed and
en-suite bathroom with
a bath / shower unit.
Bedrooms three and four each contain two single beds. Located
conveniently in-between the two
twin rooms is the homes third bathroom complete with a bath / shower unit
and hairdryer.
All three bedrooms have a built-in closet and drawers providing plenty of storage space.
The second master bedroom,
bedroom 5, and both of the twin rooms each have an alarm clock and portable TV with
cable, and one of the twin rooms has a Playstation 2. All of the bathrooms
have there own hairdryer.

If
you still need to squeeze in a couple more people, there is a Queen sized
sofa bed located in the Family Room. All the bedding is provided and the
beds are made with clean bedding before your arrival. Extra bedding is
provided should you need it.
 
The villa has air-conditioning throughout, so will remain at a consistent cool temperature that will make you feel comfortable even if the temperatures are on the up and up outside, and will also help towards giving you a good nights sleep.

 Our villa has its own private
26 by 13 foot pool and Spa. It is surrounded by a large extended paved patio which includes a covered Lanai
with ceiling fan should you prefer to sit in the shade. It is furnished with chairs, a table, and beach beds which allows you to just lie back, relax and enjoy the Florida sun.
If you find the pool is a little cool for your liking, it can be fully heated at an additional daily charge (recommended for October to March). The pool deck is fully screened which helps to keep the pool clean and the wildlife out, and it does not affect your tan in any way. The pool is serviced weekly so you can be sure it is clean and safe to swim in, and there are are pool toys to keep the children entertained.
If
swimming seems like to much work then lie back in our luxurious spa, an
ideal way to do nothing at all. Other features of the pool deck include direct access to the villas second
ensuite bathroom which has a bath / shower unit, while a pool safety fence is available for
peace of mind should young children be staying at the villa and takes only minutes to put in place.

Our Management
Company
(Looking after your
needs) |
Our Management Company in Florida maintains the villa
to the highest of standards both internally and externally. They will be available to sort out any problems during office hours and deal
with emergencies 24 hours a day.
You will find a complete folder of
information in the villa on your arrival. There is also a phone
available that will allow you to make free local calls and other calls
can be paid for using most credit cards.
You will be
required to pay a security deposit of $250 on arrival, which will be
refunded within 28 days of your return if the
management company reports that all is well. The Villa is strictly no
smoking inside but smoking is allowed on the pool deck.
The management company is able to provide tickets for
most attractions as well as other services that include greet and
meet at Orlando airport, Mid Stay Cleaning and Welcome Packs. Details
and prices of these can be provided on application.
